Will it affect my rateable value?
This will depend on your local Authority. As a rule a storage floor does not attract a change to the rateable value, whereas a floor for others uses sometimes does.

Do I need planning approval?
In 95% of cases Planning Approval is not required. In the unusual event that it is required it is usually due to a condition within the original planning consent of the building. This can be checked by referring to your deeds, lease or by checking with your Local Authority Planning Department.

Will the floor need building regulation approval?
Yes - in virtually all cases. Building Regulations Approval will be required. Cubic can handle all of this for you. Our in-house design team will prepare drawings and calculations, then submit them to the Building Inspector and ensure everything is incorporated to obtain the relevant approvals. You will be made aware of all the Building Inspectors requirements and any changes that are deemed necessary.

Do I need to get my landlords approval?
Most landlords will require you to inform them of the works you intend to carry out and will almost certainly ask for confirmation that Building Regulation Approval has been obtained. The most effective approach is to obtain the Building Regulation Approval for the mezzanine floor and then forward this to the landlord asking for his approval.
